The Owner’s Representative Construction Manager is responsible for leading all efforts in the construction planning and management of Longyear’s real estate construction projects. Primary responsibilities include construction estimating and budgeting, value-engineering, project management including safety and quality targets, management of relationships with sub-contractors and general contractors, overseeing infrastructure and site plan work and input on residential real estate design and concepting.

The candidate collaborates with other teammates in Longyear leadership with the common goal of enhancing and growing long term value as part of Longyear’s portfolio of companies and assets. In addition to managing the construction of investment and development projects, this position will aid the Sr. Manager of Real Estate Development in sourcing and preserving external community relationships with stakeholders, vendors, contractors, etc., to ensure seamless and efficient operations throughout all development efforts. This position would be located in the Marquette, MI area, Longyear’s corporate office.

ESSENTIAL FUNCTIONS & DUTIES

  • Manage contracts, budgets, and relationships with:
    1. Civil Engineer
    2. Site Work Contractor
    3. General Contractor
    4. Subcontractors
  • Provide oversight on behalf of owner throughout design and engineering of project site infrastructure
  • Defend the overall project concept look and feel throughout the design process. Work with the civil engineer and site work contractor to meet municipal and zoning requirements while maintaining the overall site concept
  • Coordinate and meet with project team on a regular basis
  • Provide regular written reporting of project progression and budget updates
  • Serve as jobsite representative for Longyear with regular visits to the site
  • Assist in the identification and qualification of the various sub-contractors required for the project, including all site and building trades and engineers
  • Procure construction materials in accordance with approved construction drawings and build timeline
  • Provide coordination and input as needed with utility companies providing services and infrastructure for the project, including schedule and cost management
  • Monitor and ensure schedule performance and quality workmanship of contractors
  • Work closely with the contractor, architects, civil engineer, and associated consultants in developing site-specific value engineering options for the work
  • Review change proposals, proposal requests, requests for information, supplemental instructions, and other contract documentation as required on behalf of the owner’s interests
  • Review and approve contractor payment requests
  • Attend all OAC meetings, approval meetings, and conferences on behalf of the owner documenting and taking action on items in the owner’s interests
  • Maintain relationships and act as the owner’s liaison in matters associated with municipal matters, including permitting and inspection requirements and meetings
  • Manage the approval of all closeout documentation and punch lists
  • Coordinate receipt of Certificates of Occupancy

RECOMMENDED EXPERIENCE

  • Related bachelor’s degree, preferably in Construction Management
  • Strong consultative, organizational, and communication skills
  • Previous site contractor and General Contractor management experience
  • At least 5 years of hands-on experience directing the activities of contractors and crews for mechanical, electrical, civil, and structural construction in a residential setting
  • Ability to read and interpret construction drawings
  • Proficiency with MS Word, Excel, and Project
  • Residential Builder’s License in the State of Michigan preferred

  • Operates the grinder to sharpen double cut blades, long side bands, carbide saws, gang saws and edger saws
  • Replaces saws according to saw replacement schedule
  • Welds saws
  • Trains the Filer Assistants
  • Operates and maintains stretcher rolls
  • Maintains the filing room and its machinery
  • Performs all other duties assigned by supervisor

Safety Analysis

  • Turn off oxygen and acetylene tank valves, back off regulators completely and relieve pressure in the hoses when the torch is not in use.
  • Fasten cylinders securely in an upright position at all times.
  • A cutting and welding permit must be completed before attempting a weld or cut.
  • Perform a fire inspection immediately after any welding or cutting.
  • No welding or cutting may be done without adequate ventilation.
  • Keep a fire extinguisher or a water supply immediately available during any cutting or welding.

Northern Hardwoods Lumber is hiring a full-time Sales and Warehouse Coordinator. This position is responsible for leading the warehouse team and coordinating sales from remote re-load/warehouse facility in Southern Michigan, with assistance from Sales Manager, Sales Staff, and Logistics Staff along with servicing dedicated customer accounts and developing any potential customer accounts.  Essential Functions/Duties**

  • Direct re-load/warehouse staff daily, plan for workload and tasks upon your absence.

This position is responsible for leading a warehouse team from warehouse/re-load in Niles, Michigan, with assistance from Sales Manager, Sales Staff, Production Managers, and Logistics Staff.  Coordinating day to day warehouse tasks and promote a safe work environment.

FUNCTION/DUTIES

  • Communicate effectively and professionally with other employee’s daily duties and tasks
  • Responsible for opening and closing warehouse duties each shift
  • Move lumber around in a safe and effective manner
  • Before loading containers, inspect floors for any imperfections that may impact packs being loaded (raised flooring, bolts or screws sticking up, missing floor panels); is there are any imperfections that are visible, pictures are to be taken and supervisor and sales are to be contacted before loading
  • Unload trucks safely and ensure that the shipment order is all accounted for
  • Ensure number of packs and pack numbers that are loaded on the truck / container match the packing list
  • Ensure that there are no holes, slashes, gashes, or imperfections are in the tarps or Conestoga (tarps shall be weatherproof, and have no imperfections in them, and must cover the entire load)
  • Daily contact with Northern Hardwoods Support Staff.
  • Loads shall be ready at least one day in advance
  • Containers shall be ready, double banded with export banding (heat-treated blocks if need be) at least one day in advance, ready for pick up
  • Store tools at the end of the shift inside buildings (chainsaw, shovels, brooms, banders (& accessories)
  • Maintain an organized and safe shipping warehouse areas & shipping office
  • Pick up crossers, stray boards, broken boards, trash, stray sticks (broken sticks, broken boards, banding, stray garbage), sweep all areas
  • Ensure that packs are staged in the warehouse(s) neatly, safely, organized, and appropriately (dunnage under the packs line up accordingly to appropriate areas to ensure stack stability and flatness of lumber)
  • Perform weekly cleaning duties to maintain warehouse, forklift, outfeed appearance
  • There will be times to either come in early, stay late, or both to ensure the assigned duties are done or to help with organization, truck loading / unloading trucks, pre-work inspections, Pre-work set ups, staging loads
  • Other duties as assigned
